Current Market Activity
While homes are still selling, the pace has shifted slightly, with some properties now taking 15-30 days, sometimes more, to go under contract—a notable change from the rapid 1- to 2-day sales seen previously. This slower tempo is, in part, seasonal, as the start of the school year and Labor Day prompt many buyers to pause their search. Despite these shifts, buyer demand persists, but inventory remains limited, especially in highly sought-after neighborhoods such as Loveland, West Chester, Fort Thomas, and Anderson.
Prices are Holding Steady (With Some Growth)
Despite rising interest rates over the past year, home prices in our area are holding steady and, in some pockets, still climbing. Sellers can feel confident about listing, while buyers should expect to act quickly on well-priced homes.
Mortgage Rates: The Wild Card
Mortgage rates have seen recent fluctuations, prompting some buyers to hesitate. It is important to remember that, even with the current uptick, today’s rates of 6.5-7% remain below the 50-year average of 7.74%. The long-term advantages of homeownership still outweigh the uncertainties of waiting. Buyers also have the option to refinance should rates decrease, offering additional flexibility and peace of mind.
